One Bedford Avenue

The development at One Bedford Avenue occupies a prominent corner site on the east side of Tottenham Court Road, clearly visible from the eponymous London Underground/Crossrail station a hundred metres to the south.

The project replaces two properties reaching the end of their design life with a single building comprising seven upper floors of medium-depth offices above ground and lower ground levels of continuous retail accommodation.

Although the increase in floor area is not substantial, the rise in quality is self-evident, with fragmented low grade accommodation being replaced by clear-spanning, flexible, high quality space in retail and office areas alike.

The overall form and appearance of the development are closely integrated with the internal functions and the external context. The intention is to create a harmonious building that enhances its diverse surroundings, with a range of uses that represent an appropriate mix of commercial office and retail space for the long-term. We have combined the rigorous simplicity of the floorplates with highly sculptural approach to the building’s massing in order to enhance the views of the Grade 1 listed Bedford Square adjacent to the site.
