The development, which received detailed planning consent in 2017, creates high quality offices rising to the rear of a listed building on Waterloo Street in Glasgow. Although relatively tall for the conservation area, the massing responds to the area’s topography, the proximity of large developments nearby and key townscape views. The fire-damaged listed building, which was originally built as the headquarters of a distillery company, is to be restored, with the lower office floors carefully aligning with the retained façade, allowing the dome to be reinstated on the corner. At street level the deep-plan layout allows the incorporation of a public café adjoining a substantial open-plan lobby, containing a business hub as well as reception functions.

The use of weathering steel for the office façade reflects the internal structure and the industrial heritage of many central Glasgow buildings. Its colour harmonises with the red sandstone of the listed building.
