Decarbonisation, renovation and refreshment, this retrofit of a previous project centres on the renewal of central plant and workplace infrastructure. A detailed net zero carbon roadmap was developed and modelled to establish the most effective interventions for meeting operational energy intensity targets.
Transitioning the building to an all-electric system has been achieved through full MEP renewal, with air source heat pumps, upgraded HVAC systems and demand-controlled ventilation. Targeted alterations to the floorplates, atrium and façade ventilation further improved environmental performance and adaptability.
Part of the wider New Street Square development which completed in 2008, the building faces an animated public square with active frontages and hospitality uses that extend activity beyond the working day.
Alongside the services transformation, occupier experience is reimagined. Redesigning the double-height reception creates a warmer arrival sequence which is complemented by a premium visitor lounge and flexible breakout space for daily use and events. Refurbished washrooms, the atrium, lift lobbies and roof terraces further enhanced the workplace offer.
Circular economy principles were also central to the design, with extensive reuse of the raised access floors, existing riser ductwork, main electrical infrastructure and pipework.
Interior design by Basha Franklin introduces tactility, depth and softness with layering to create aesthetic appeal.
By retaining and upgrading the existing asset, the project balanced operational and embodied carbon, demonstrating how thoughtful retrofit can extend the life of a high-performing commercial building while aligning with contemporary workplace expectations and long-term net zero ambitions.
